Understanding Roof Certifications: Why You Need One for Your Home

When buying or selling a home, a roof certification is quickly becoming a must-have. In fact, many local governments insist on it before someone new moves in. Basically, a roof certification is an official statement we issue after checking out your roof. It confirms that your roof is up to local standards, and predicts how long it's going to last. Remember, this certification must come from a licensed roofing company and it overrides any report from a general home inspector.

For the Home Sellers

A roof certification starts with an inspection of your roof. If there are problems, you'll know right away, so you can fix them before potential buyers start making offers. Once the issues are sorted, you'll get your written certification.

If your roof needs to be replaced, we'll let you know during our inspection. You then have the option to either approve a quote for a new roof, or adjust your asking price to reflect the cost of a new roof. If we end up replacing the roof for you, we'll take the cost of the inspection and certification off your final bill.

For the Home Buyers

As a buyer, you can also request a roof certification. Just make sure you have written permission from the current owner for us to enter the property and carry out the inspection.

How you and the seller proceed, or negotiate, based on the results of the certification is up to you and your agents. Our role is simply to make sure your potential new home's roof is safe and sturdy.

 

Remember, a Roof Inspection/Certification typically costs around $250, but it's a small price to pay for peace of mind when it comes to your home.
